To garner a high home sales price isn’t enough to simply see what other homes have sold for – that is only the beginning. The best thing a seller can do is remove emotions from the home and look at it as a business transaction. Not only will that save you from stress it will also help you get the home sold sooner and most likely at a price you are happy with. The main reasons homes don’t sell is price and condition. So, lets talk about condition. You never get a second chance to make a good first impression so make sure your home sparkles – clean the windows, power wash the outside if needed, paint interior or exterior to freshen the look. Be sure to put flowers in the front and back flower beds, mow the lawn and trim trees and bushes. You want the potential buyer to get excited about the home. Declutter – that doesn’t mean move out but it does mean you want to minimize possessions so the potential purchaser can imagine their belongings in the home. You will also want to minimize the number of family pictures. While you may be proud of your family the buyer may subconsciously feel as if you are being displaced and shy away from the home. Look at it from the positive side – if you declutter now you will have less to pack later! Make each room inviting – think about how you first felt when you moved in (fully of excitement and pride) and recreate that feeling for someone else. I know I am not telling you anything you haven’t heard before but sometimes it is the little things that will make a difference in the final price.
